The Challenge
An aggregate business was renting their existing premises but found they were quickly running out of space. The opportunity had arisen to purchase a local transport site that had recently ceased trading and was ready for moving into straight away with all the required amenities, office, warehouse parking etc. However, the customer didn’t have a deposit readily available as the site was above their planned budget.
The Solution
Through our partnership with the Road Haulage Association, we were approached by a member looking for support to secure the required capital that would allow them to purchase the additional transport site. After reviewing their needs, PMD identified that by refinancing the existing vehicle fleet, we could raise the required monies for the deposit. We were able to arrange funding on 95% of the purchase price via a long-term commercial mortgage secured against the target property at 75% LTV and an asset refinance facility of £330k.
The Result
The facilities secured by PMD meant that the customer was able to complete the purchase with a minimum deposit contribution way below the market norms. They were then able to move into a larger, more modern premises, unlocking growth potential and allowing them to operate more efficiently with additional space.
